7 Steps to Selling your home

1. Listing Preview and Valuation

We offer a two step process for valuing your home to ensure the utmost accuracy. Step one is previewing your home to gather important information and get a better understanding of your home’s condition and characteristics. Step two is the research that happens behind the scenes to create a comparative market analysis (CMA). The CMA will include the most recent market statistics, comparable sold properties and an opinion on market value.

2. Listing Consultation

Traditionally the listing consultation is a sales pitch on why you should hire that particular REALTOR®. We prefer to look at it as an opportunity for us to discuss your needs, educate you on the process for selling your home, guide you on a pricing strategy to comply with the current market conditions, and of course demonstrate what our team can do for you. We offer à-la-carte services, and with that comes different compensation structures to suit all needs.

3. Preparations

The pre-listing preparations are paramount to a successful process. Getting the house “showroom” ready will result in a quick and more profitable sale. When the time comes, we will have a plan in place and help guide you through these preparations.

 

4. Launching

This is the day we go live on MLS. Your listing will be publicly available and our marketing procedures will commence. Be prepared and available for showings!

 

5. Offers and Conditional Period

Depending on the market conditions you may receive an offer with or without conditions.Conditions are an action documented in a clause in the agreement that the buyer needs to waive, or perform, by an agreed-upon time (typically 5-14 days) before the sale becomes binding. For example, buyers may wish to consider making an offer conditional on a satisfactory home inspection and/or conditional upon obtaining financing.Should something that the buyer perceives as negative come up during the conditional period, they may opt to back out of the deal or renegotiate the price.
